JLL was selected by AvalonBay Communities as the exclusive leasing agent for 70,000 square feet of multi-level retail space located at 1865 Broadway. Our New York retail team provides a full range of marketing and transaction services for the retail site at the base of AvalonBay’s new 33-story luxury residential development. The JLL team partnered with ownership to identify and secure retailers that would serve as a valuable asset to the building residents, as well as to the surrounding neighborhood. JLL successfully secured deals with Target city-format, Fidelity Investments and Spectrum. As a result, there is currently 20,883 square feet remaining on two levels, which can be divided to accommodate a variety of retailers from large format retail and fitness to full service restaurants and boutique retail.

The Retail @ Bryant Park

The New York retail leasing team was retained by Equity Office (Blackstone) to merchandise and re-position the retail at the base of their buildings at and around Bryant Park. These building includes 3 Bryant Park, 5 Bryant Park and 120 West 42nd Street. The task to the leasing team was simple (as the goal was to sell or monetize these assets via a sale of re-finance). Maximize value while providing valuable amenity to the base of the buildings. The spaces in the entirety totaled 160,000 sf across the three (3) buildings. The largest challenge to the assignment was that Bryant Park is located in between two (2) primary retail sub-markets, Fifth Avenue and Times Square and was not considered a sub-market of either. The leasing team had to define uses, create a merchandising plan and attempt to execute on the plan with an aggressive rent threshold for each asset.
