Wow! We are nearing the end of another great year together and first and foremost, we want to thank you for your commitment to each other and dedication to our clients. Your efforts continue to optimize our performance against JLL’s six pillars: Clients, Growth, People, Digital, Values and Brand. Below we will celebrate some of the impressive advances we’ve made this year including the global Clarizen deployment, Client Experience implementation, One PDS transformation progress, iconic projects, and tools to help you win. But first, a quick look ahead to 2020.
Next year, Clarizen will be fully deployed globally. We’ll continue providing support and training opportunities to help everyone in PDS fully adopt and harness the power of our new project management platform. We will also focus on globalizing our client experience program and aligning our PDS standalone “Flex” programs. Finally, as we continue down the path of “productizing” PDS, we will focus on standardizing and growing share of core products and expanding into emerging markets. Initially, our focus will be on five products including project and cost management, program management, design, development & advisory, and digital platform. We have some really exciting opportunities ahead and we’re looking forward to continuing this journey with you.

One PDS—Ensuring seamless delivery to our clients

Over the past year, we’ve been working to organize our business to ensure we can seamlessly deliver outstanding service to our clients. Our aim is to bring together our collective skills across the organization to win more and create career paths for our staff. While we’ve seen some incredible growth over the past several years, the reality is, the market is changing. Japan House | Americas

A cultural exchange between Japan and the world

The Japanese Ministry of Foreign Affairs came to JLL with a vision: to create a serene cultural oasis in the heart of bustling Hollywood. Through curated exhibitions, authentic Japanese cuisine, and hand-made Japanese products for sale, you won’t leave Japan House without having had all five senses engaged in the rich culture of the Land of the Rising Sun. Through unceasing dedication to the original vision, JLL guided the Japan House team in achieving their ambition of developing a unique cultural center, all while meeting tight deadlines and administering an acute sense of architecture, design, and atmosphere. Aviva | EMEA

Workplace transformation as a driver of organizational transformation 

Global insurance organization, Aviva, partnered with JLL in France to develop a world-class workplace at their French headquarters in Bois-Colombes, Paris, to generate a more agile, innovative and collaborative organizational culture. Working on a fully-operational site, both PDS and Tétris teams joined forces to design and deliver a workplace transformation that provides space for collaboration, concentration and conviviality. Read more about the project.

Monash University  | APAC

Creating new workplace strategies for Monash University

Monash University wanted to define a new way of working for their faculty so we engaged in a collaborative process between Monash University, the faculty and their design team, John Wardle Architects, to test workplace models against their strategic vision to deliver a progressive ‘flexible-office’ workplace. We moved academic and professional staff out of enclosed offices and placed academics in 7.5 square meter focus rooms while professional staff worked in an open space and higher degree by research students adopted activity-based working with access to unassigned seats and support equipment. A new way to work - Clarizen

By now, there is no doubt that you’ve heard about Clarizen, our new global Project Management Platform that is transforming the way we work and deliver projects for our clients. You can see from this Clarizen dashboard, that we have an impressive number of global projects and approved budgets. But, the tool is not fully adopted yet. Remember, we built the tool for quick deployment so we could gain feedback from you, our users. We intend to continue incorporating your enhancement feedback (keep it coming!) while we work to transition our remaining accounts and markets in each region to Clarizen. In the meantime, if you have access and have been hesitant to dive into the system, jump on board! Here’s how some of your colleagues feel about it:

“Clarizen gives me the confidence of knowing that my budget is well formulated. It’s a very basic thing, but very important. Having a tool where you don’t need to introduce formulas in the cost plan avoids errors. Frequently, we see Excel spreadsheets where someone has forgotten to add a cell in a SUM formula (or similar) and the bottom line result is wrong. This can make us look very bad in front of clients and it will not happen in Clarizen as everything is automatic.”

Spotlight on Germany

Our PDS Global Board members met in Munich in October and were enthused by JLL’s PDS Germany business. Led by Martin Hofmann, the PDS team in Germany comprises more than 75 staff realizing and developing construction projects. Over the last five years, the team evolved from providing mainly office fit-outs to becoming a leading service developer, and in the process, almost tripling revenue. Operating from eight locations including, Berlin, Dusseldorf, Munich, Frankfurt, Cologne, Stuttgart, Hamburg and Nuremberg, the PDS business in Germany highlights the multi-faceted range of our advisory approach.

Additionally, PDS Germany also supports real estate transactions with technical and commercial expertise and acts as a consultant for brownfield developments. In 2018 alone, PDS Germany managed more than 145 projects with a construction value of approximately $500 million and delivered technical due diligence services approaching more than 800,000 square metres encompassing all asset classes.

JLL designs and builds The Ark for life-limiting and terminally ill children

On September 26 “The Ark,” a brand new facility for Noah’s Ark Children’s Hospice in Barnet, North London, officially opened to serve patients and keep families together when it matters most. JLL’s Planning and Project Management teams, led by Kevin Brand, Pippa Nisbet and Prashanna Vivekananda, worked tirelessly on this project since 2017 donating their time and expertise to help children in need. In fact, the entire team, including architects and contractors, worked either pro-bono or at reduced fees and much of the material for the build was donated by industry partners. According to Andrew Renshaw, former Head of JLL’s Valuation and Professional Advisory Service, “The opportunity to support Noah’s Ark Children’s Hospice on a project as rewarding and fulfilling as this was a privilege.”  In addition, Sadiq Khan, Mayor of London, explained in his remarks during the opening ceremony that “The Ark will ensure that children across north and central London receive the best possible care and support. It’s a children’s hospice that has been built by the community for the community, and is a fantastic example of what can be achieved when Londoners work together.”

Working together toward a common goal

Cross team collaboration has the ability to unlock some of our best work and that certainly rang true when InterContinental Hotels Group (IHG) selected JLL to provide an accurate assessment and condition of 35 assets in their portfolio. Coordinated by Bob Merrigan in APAC, specific leadership teams in the Americas and EMEA led by Manny Kratsios and Richard Harris respectively were assembled to support the project. The project challenged us to standardize delivery through different countries and across regions under a tight timeline and we delivered. Not only did we provided IHG with a unique blend of local knowledge coupled with international expertise, Six Senses Hotels Resorts Spas, an acquisition by InterContinental Hotels Group (IHG), was named Merger & Acquisition of the Year at HICAP (Hotel Investment Conference Asia Pacific) this past October. According to Steve Carroll, Senior VP, InterContinental Hotels Group, “This is a huge milestone for IHG, and you and your team [JLL] have played a critical part in closing this transaction.”
